Homes and chimneys in King City
King City began in 1964 as a planned community for adults, built by the Tualatin Development Company around a golf course, a clubhouse and pools, with small single-story houses on small lots and streets named on a royalty theme.
Houses of that type and era in this region often have a modest masonry fireplace with a short brick chimney, and some have none at all, so the chimney work is caps, crowns, dampers and sweeps rather than rebuilds. Where a fireplace has been lightly used for decades, the parts that fail are the ones that sat still: a rusted throat damper and an uncapped, cracked crown.
The 1980s and 1990s subdivisions outside the age-restricted core commonly have factory-built metal fireplaces, and the western expansion area annexed in 2024 is the newest ground of all. Across all of it, the dryer vent is the one flue nearly every house has, and for an owner who rarely lights a fire the two visits that make sense are a dryer vent cleaning and a safety check on the fireplace.
Chimneys and fireplaces in King City
The chimney stock in King City tends to be short and simple: a brick stack on a single-story roof serving one small masonry fireplace, or a metal flue in a framed chase on the 1980s and 1990s houses.
The failures are those of any fireplace lit a few times a year: a throat damper rusted so it will not close, or will not open and smokes the first fire of fall. Crowns crack, uncapped flues take rain onto the smoke shelf, and a vented gas log set in the old firebox needs the damper fixed open and the flue checked, because gas combustion leaves water vapor and acids.
What we get called for in King City
King City calls are short visits on single-story houses: a sweep, a stuck damper, a missing cap, a lint-packed dryer vent or a camera look before a gas log set goes in.
A fireplace in King City that sees a dozen fires a winter still collects soot and whatever the wind drops down an open flue, and a sweep with the Level 1 look-over once a year keeps it that simple. On a single-story roof the whole visit is quick, and the before and after photos show you a flue you have likely never seen.

Read more → A throat damper that has rusted in place can leave a King City fireplace leaking warm air all winter or smoking on the first fire, and we free it, replace the plate and frame when it is too far gone, or fit a top-sealing damper that closes the flue at the cap with a gasket. For a gas log set, the damper gets a clamp that holds it open for good.

Read more → Short chimneys on single-story roofs sit low, and an uncapped flue takes leaves, rain and the occasional bird straight to the smoke shelf. A stainless cap with a screen ends that, and on the 1980s and 1990s houses the same visit replaces a rusted chase cover on the framed chase.

We clean the duct from the machine to the outside hood, check that the flap opens, and tell you what the run looks like.

The same inspection is the right first step before a gas log set goes into a firebox that has only ever burned wood.

King City lies along Pacific Highway, OR 99W, between Tigard and Sherwood, and we reach it from I-5 and OR 217 through Tigard, then turn in at Durham Road or at the shopping strip on 99W.
Inside the original community the streets are quiet, flat and short, with driveways that fit a truck and single-story roofs a ladder reaches from the lawn. If your homeowners association has rules about where service vehicles park or about anything visible on the roof, such as a new cap, tell us when you book and we will work inside them.
King City, if you are new here
The Tualatin Development Company started building King City in 1964 and named the streets on a royalty theme. King City incorporated in March 1966 as a planned community for adults, and the civic association still describes it as a 55 and better community.
King City Community Park is the only park the city owns, and it hosts the city's Fourth of July festival.
King City's median age in the 2020 census was 59.3, with 41.8 percent of residents 65 or older. A roughly 215-acre annexation on the city's far west side was approved by every landowner involved in 2024.
King City chimney questions
Do you cover King City, 97224, and the age-restricted streets around the golf course?
Yes, all of King City is inside our area, the original community included, and every 97224 address inside the city. The price for a sweep, a damper or a dryer vent is the posted one, with no trip charge when the work is done, and a single-story house usually means a short visit. Tell us about any association parking rule when you book.
How soon can you look at a King City fireplace that smoked the first time we lit it this fall?
Within the week in most cases, and do not light it again before then. A first-fire smoke-out in a King City house is often a damper that did not open all the way, a flue blocked by a nest or leaves, or a cold flue that needed warming, and a sweep with the Level 1 look sorts out which. Keep a carbon monoxide alarm on the same floor in the meantime.
What does a chimney sweep in King City include on a small single-story fireplace?
A full sweep: flue brushed from firebox to cap, smoke shelf vacuumed, damper and firebox cleaned, plus a Level 1 look at what we can reach. It also includes the photos from inside the flue before and after, which on a 1960s King City fireplace may be the first look anyone has had in years. A short chimney makes it a short visit, and the price is the posted one.
Can we put a gas log set in the old masonry fireplace of our King City house?
Often yes, after a Level 2 camera inspection shows the flue and damper are sound. A vented gas log set burns with the damper fixed open, so the flue must draw and must be in good enough shape to carry the water vapor and acids gas combustion produces. We inspect, fit the damper clamp and cap the flue; the gas line and the log set itself are a gas fitter's work.
Does King City follow the Washington County red day rule for fireplaces?
Our research says no: the county rule covers unincorporated addresses plus Hillsboro and Cornelius, and it found no King City ordinance of its own. Oregon DEQ air quality advisories are the ones to watch on a cold, still day, and the guide to wood burning rules on this site explains how to read them. Outdoor fire pits follow Tualatin Valley Fire and Rescue rules.
We are downsizing to King City and the house has a wood insert from the 1990s. Does it stay?
Only if its label shows it meets the DEQ or EPA emission standard. An uncertified insert must be removed and destroyed when the house sells under Oregon's home-sale law, and the seller handles that unless the buyer agrees in writing and does it within 30 days of closing. Ask for a Level 2 camera inspection before closing either way, because an insert should vent through its own liner and an older one may sit in the open flue.
How do I check out a chimney company before letting it into my King City home?
Read our guide to looking up an Oregon contractor first; it shows the state search and how to read the result. Then ask two plain questions: will I see the photos from inside my own flue, and is the price posted before anyone comes out. A company that is comfortable with both is the kind you want on a King City roof.
